Type Faisal Hills WAPDA Town into Google and the results share one assumption: that both projects are in Islamabad. They aren’t, or not the way the listings make it sound. Faisal Hills Islamabad is out on the GT Road by Taxila. WAPDA Town Islamabad sits northwest of the capital, over toward Sangjani. Different authorities look after them, different roads lead to them, and how much is actually built depends on which block you’re standing in.
Price won’t sort it out for you either. A plot that looks cheap on Zameen can turn expensive once dues, possession and block get added. For this guide I went through the live Zameen and Lamudi listings, both project websites and what the society publishes about itself. I’m not going to tell you which one to buy. I’ll lay out what’s there, and the match with your budget and your daily drive is yours to make.

Faisal Hills WAPDA Town: Key Differences
Seven things set these two apart: where each one sits, who oversees it, how much has been built, what’s for sale, what sellers are asking, how you reach it and what the street feels like. Each of them adds to your homework before you pay anyone. Miss the authority and block checks and you could own a plot that looks fine on paper but can’t take a house for years.
Faisal Hills WAPDA Town Location and Access
Faisal Hills is near Taxila, on the GT Road corridor. WAPDA Town takes a different spot on Islamabad’s northwest side. Your own commute decides which one makes sense. If you drive toward Wah or Taxila every day, the map looks one way. If you head into the capital’s sectors, it looks completely different.
Legal and Administrative Position
One legal framework doesn’t cover both. Faisal Hills is an RDA-related scheme, not a CDA one. WAPDA Town is a cooperative housing society with its own registration trail. In practice that means RDA records for the first and registrar and approval records for the second.
Development Maturity
When someone calls a block “developed,” ask what you can actually see. Carpeted roads, power that stays on, houses with people in them, a few windows lit at night. A glossy brochure doesn’t count. And one project can have a finished block sitting right next to an empty one, so look at each block by itself.
Faisal Hills Islamabad Location vs WAPDA Town Islamabad Location
Most of the confusion starts here. Plenty of listings say “Islamabad” because that’s the word buyers type into the search bar. Where each project really sits tells you more.
Faisal Hills Location
Faisal Hills is located near Taxila along the GT Road corridor, between Rawalpindi and Islamabad. According to Faisal Hills’ published information, the project location page puts N-125 and Quaid Avenue about five minutes away, Taxila city seven minutes, Islamabad thirty minutes and the M-1 motorway twenty-two minutes. It also lists B-17 at twelve minutes and the New Islamabad International Airport at thirty-five. I couldn’t confirm any of that independently, so read those as the project’s own figures. If you want the accurate label for where the land is, Faisal Hills Taxila is the one to use.
WAPDA Town Location
The society says it’s about 35 km from Zero Point Islamabad, toward the northwest. It puts the airport at around 10 km and the CPEC Interchange at about 1 km. Then there’s the postal address, which reads Pind Nowshari Road, via Sangjani, Tehsil Taxila, District Rawalpindi. A lot of buyers get caught off guard by that line, because they take it for granted that the WAPDA Town Islamabad location sits inside city limits. All of these distances are the society’s own numbers, so drive them yourself before you rely on them.
Which Location Fits Which Routine?
Different routines point to different sites. Here’s how I’d think it through.
GT Road or Taxila commuter. Faisal Hills may suit you, since the corridor runs close to your usual route. Northern Islamabad commuter. WAPDA Town’s northwest position may work better if your office or your kids’ school is on that side. Frequent motorway traveller. Look at the exact M-1 entry point for each block. The nearest entry matters more than the project’s name.
Airport-dependent household. Drive both routes at the hours you’d really travel. Nobody can promise you a fixed time. Family wanting established surroundings. Occupied streets and shops that are actually open say more than a master plan does. Go and see who already lives there.Neither location wins for everyone. It comes down to where your household goes in a normal week.
Faisal Hills NOC vs WAPDA Town NOC
Four terms get muddled constantly: registration, NOC, approval and development. A registered entity isn’t automatically fully approved, and an approval on paper doesn’t lay a single road. Keep them apart whenever an advertisement tries to blur them.
Faisal Hills NOC
The authority that matters here is the Rawalpindi Development Authority. Faisal Hills says it holds an RDA NOC, and that different blocks have received partial development approvals while further permissions are still being sought. The project’s NOC page doesn’t publish a certificate number, an issue date or an approved area. Until an RDA record confirms the details, the Faisal Hills NOC remains a claim made by the project.
A confirmed approval still won’t cover every plot. An “RDA approved” label applies to a defined area and layout, so match your block and plot number against the approved layout plan. The master plan page is a sensible place to begin. Later phases and extensions can sit in a different approval position, which is why you should ask for the record covering your own plot.
WAPDA Town NOC
WAPDA Town begins with registration. According to the society’s published information, it registered with the Circle Registrar Cooperative ICT Islamabad under No. 1978-81/CRI/B on 5 September 1983. The society also says its land falls within CDA proposed Sector C-18/19, Extension Zone II. Look at the word “proposed.” That is no approval, and I haven’t called WAPDA Town CDA approved because I couldn’t find a current CDA record that says so.
Registration shows the society exists as a legal entity, and that’s all. Planning questions stay open. On the WAPDA Town NOC question, ask the society which approvals cover your sector, then find out which authority keeps those records.
Legal Documents Buyers Should Check
- Current NOC or approval for your block
- Registration certificate
- Approved layout plan and approved area
- Exact block and plot number
- Ownership or allotment documents
- Transfer eligibility
- Development charges and outstanding dues
- Utility obligations
- Any court or dispute information you can confirm
Faisal Hills Price vs WAPDA Town Price in 2026
Neither project has one price. Plot size, block, possession, road width, corner or park-facing position, how badly a seller wants to sell, the paperwork and plain demand all push the number around. A single Faisal Hills price or WAPDA Town price hides more than it reveals, which is why I haven’t worked out an average.
People blur three kinds of price together, so let me split them up:
- Asking price: what the seller requests.
- Developer price: what the project or society publishes.
- Transaction price: what buyer and seller actually agree.
They can sit far apart. Everything quoted in this guide is an asking price, and none of it counts as market value until a sale proves it.
Faisal Hills Plot Prices
The Faisal Hills listings I reviewed come from Zameen, read on 5 October 2026. A dealer listing can prove an asking price and a size. Approval, ownership and what gets built later are beyond it. Faisal Hills plot prices also swing a lot from block to block. One 5 Marla listing, with no block named, asked PKR 98 Lakh, and I left it out because it sits far from every other 5 Marla listing.
The project’s D Block page lists 14 Marla at PKR 90 Lakh to 1.45 Crore, so that number comes from the project and not from a portal. I found no 2 Kanal listing, which is why that size isn’t priced here. The same page says corner plots carry a 10 to 15 percent premium and that dealer prices vary by 15 to 25 percent depending on possession. For block-level handover claims, the project’s possession status article is the source, so treat those as the project’s word.
WAPDA Town Plot Prices
I used the same method here. These figures come from Zameen and Lamudi listings read on 5 October 2026. Most current listings cluster around 5 Marla, 10 Marla and 1 Kanal. There weren’t enough 8 Marla, 14 Marla or 2 Kanal listings to price them fairly. On the day I checked, Lamudi showed 264 plots in total.
Why Faisal Hills Plot Prices and WAPDA Town Prices May Not Compare Directly
A 10 Marla plot asks PKR 1.1 to 1.25 Crore in the Faisal Hills listings I read, and PKR 47 to 75 Lakh in WAPDA Town. The gap looks enormous. Still, a low asking price doesn’t make two plots comparable. Before you compare any figures, check possession, block, road width and outstanding dues. These are the main things that distort a comparison:
- Developed versus undeveloped plots
- Possession versus no possession
- Corner or park-facing versus standard
- Road width and block quality
- Pending dues and development charges
- Transfer status and plot category
- Seller urgency
The cheapest listing can turn out expensive once dues and charges land on top. Compare the final amount you’d actually pay, not the headline number. Faisal Hills’ payment plan page is worth a look at this point, because instalment terms change what you pay over time.
WAPDA Town Development vs Faisal Hills Development
By “development” I mean what physically exists. Roads, utilities, houses, parks, schools, mosques and construction activity all count. A park on a map is only a park once somebody can walk into it.
Faisal Hills Development
It helps to sort every claim into one of three states. Developed means the infrastructure is there. Under development means crews are working on it right now. Planned means the project says it intends to build it someday.
The project describes road networks with green belts, underground utilities, CCTV checkpoints and parks as operational. It calls the Executive Block commercial zone 90 percent developed. Its possession article says roads in several D Block sectors are carpeted or nearly finished, while some Prime Block sectors are still waiting on infrastructure work. Schools, colleges, hospitals and shopping malls sit in the planned column. Development differs between blocks, so ask which of the three states describes your block today. The Executive Block, Block D and Prime Block pages let you compare individual blocks.
WAPDA Town Development
The society reports five sectors with over 4,211 residential plots, 57.30 kanal of commercial area and 4,002 members. Listings on both portals carry possession tags in Blocks A, B, C, D and E, which hints that handover has happened across the society. But the sources I read don’t count built houses or occupied streets. WAPDA Town development could look very different from one sector to another, and a listing can’t answer that. A site visit can.
Development Questions a Buyer Should Ask
- Can I construct a house now?
- Is possession available?
- Are utilities connected?
- Are the roads usable?
- Are nearby houses occupied?
- Are commercial facilities operating?
- Are development charges pending?
- Is the specific block fully developed?
- Does the physical site match the published map?
Plot Sizes and Property Options
Your plot size drives your construction plan, so make sure the category you want really exists. Sources don’t always agree. Faisal Hills’ master plan lists 5, 7 and 10 Marla and 1 Kanal, along with dimension-based plots such as 25 x 50 and 50 x 90 feet. Zameen adds 8 Marla listings, and the D Block page adds 14 Marla. When sources disagree like that, ask the seller for the layout record rather than taking one dealer’s word.
| Property Feature | Faisal Hills | WAPDA Town |
| Residential plot sizes | 5, 7, 8, 10 and 14 Marla, 1 Kanal | 5 Marla, 10 Marla, 1 Kanal |
| Dimension-based plots | 25 x 50, 30 x 60, 35 x 70, 40 x 80, 50 x 90 feet | Not listed in sources reviewed |
| Commercial area | Shops, offices and plazas, with an Executive Block zone | 57.30 Kanal of commercial area |
| Blocks and sectors | Faisal Jewels, Hill Walk, Prime, Executive, A, B, C, D | Five sectors, listed as Blocks A to E |
| Possession | Reported in Executive Block, A, C and D | Tagged in listings across Blocks A to E |
| Total plots on Zameen | 1,622 | 264 |
Does the size you want fit the house you plan to build? That question matters more than anything in the table. Someone buying 5 Marla and someone buying 1 Kanal deal with very different budgets and building rules.
Faisal Hills Taxila vs WAPDA Town Islamabad
Listings throw the word “Islamabad” around loosely, so pull five ideas apart: actual location, nearest city, administrative jurisdiction, market identity and commute. A project can wear the capital’s name without sitting inside its boundary.
Faisal Hills belongs to the Taxila and GT Road side of things. Its nearest city link runs along that corridor, and it falls under an RDA-related framework. If you work in Taxila or Wah, the commute may feel natural.
WAPDA Town faces Islamabad from the northwest and runs as a cooperative society. Yet its own address names Tehsil Taxila in District Rawalpindi. Worth knowing, because the marketing label and the postal address tell two different stories. Its link to the capital’s roads also works differently from the GT Road pattern.
Labels sell plots, but these facts shape your daily life. Look at the authority and the commute before you look at the brand name.
Access, Roads and Nearby Areas
Faisal Hills connects through the GT Road and N-125, and the project says the M-1 can be reached through connecting routes. That corridor ties Taxila, Islamabad and Rawalpindi together. The project also names Quaid Avenue and the Kalabagh-Nathia Gali Road as nearby roads.
According to the society, WAPDA Town reaches the M-1 through the AWT-Paswal Interchange. Pind Nowshari Road and the Sangjani direction serve it from the Islamabad side, and the society mentions a CPEC Interchange about a kilometre away.
Don’t trust promises like “ten minutes away.” Travel time depends on traffic, the hour and the exact block. Drive the route yourself on a weekday morning, then make up your mind.
Facilities, Livability and Existing Community
A facility list isn’t a brochure, so don’t read it like one. For each item, ask whether it’s planned, under development or already operational. Schools, mosques, healthcare, markets, parks, security, utilities and roads all get that question.
Faisal Hills lists parks, security checkpoints and underground utilities as operational, while schools, hospitals and malls are still planned. The project’s facilities and amenities post has the full list. WAPDA Town’s society details lean toward its commercial area and membership rather than a facility-by-facility status.
Occupied houses say more than promised amenities ever will. When families already live on a street, you can watch how the roads, power and shops hold up day to day. Where few homes stand, the picture depends more on work that hasn’t happened yet. So ask yourself this on every visit: can a family live here comfortably today, and what still depends on future development? The honest answer changes by block in both projects.
Faisal Hills WAPDA Town Resale and Rent
I won’t predict appreciation for either project. Resale depends on possession, development level, location, road access, paperwork, demand, plot size, nearby population and how smoothly the transfer goes. A plot with clean papers in an occupied neighbourhood tends to be easier to talk about with buyers than one with open questions.
Rental demand follows occupied homes, nearby jobs, schools, access and shops. A built house on a developed street can attract tenants more readily than a bare plot, for example. Returns vary by location and condition, and nobody can assure them. Look at recent sales and current rentals instead of trusting someone’s forecast.
Which Buyer Profile May Suit Faisal Hills?
Faisal Hills may fit these buyers:
- Profile A: someone who regularly travels toward Taxila or the GT Road corridor.
- Profile B: someone seeking a plot in a developing housing project.
- Profile C: someone looking for sizes such as 7, 8 or 14 Marla, which appear in Faisal Hills sources.
- Profile D: someone willing to compare blocks one by one for development and possession.
The buyer should still verify the exact plot and current authority record before payment. The project’s own verification guide walks through the steps.
Which Buyer Profile May Suit WAPDA Town?
WAPDA Town may fit these buyers:
- Profile A: someone who wants an established society with a long registration history.
- Profile B: someone whose routine suits the project’s northwest Islamabad position.
- Profile C: someone comfortable with a cooperative housing society structure.
- Profile D: someone who wants to inspect existing homes and neighbourhood activity first.
None of this is investment advice. It simply describes who might find the setting practical.
Faisal Hills WAPDA Town Buying Checks
Legal Verification
Confirm the NOC, registration, approved area, approved layout, exact block and plot number. Find out which authority holds jurisdiction too. Ask for the documents themselves, not someone’s summary of them.
Ownership Verification
Check the allotment letter, transfer letter, seller identity and ownership chain. After that, confirm transfer eligibility, outstanding dues, development charges and utility charges. The seller should be able to show every one of these in writing.
Physical Verification
Go and see the plot yourself. Measure it, check the road width and the street condition, and look at the houses around it. While you’re there, confirm utilities, boundary, nearby commercial activity, possession and access.
Price Verification
Line up at least three similar listings, matching plot size, block, possession and development condition. Then ask whether the figure is the final demand. Find out if development charges and transfer fees are included, whether the dealer’s commission is separate, and whether the plot carries any dues.
Never pay a booking, token or transfer amount based only on WhatsApp messages, brochures, verbal promises, screenshots or unverified dealer claims.

Final Verdict
Faisal Hills gives you a Taxila and GT Road location under an RDA context. Development differs from block to block, and the listings I read show asking prices, not confirmed sales. Each plot still has to be matched against the approved layout.
WAPDA Town gives you a northwest Islamabad location under a cooperative society structure. Possession tags show up across all five blocks, though I found no source that counts built houses. Its registration also needs backing up with the approvals that apply to your sector.
In a Faisal Hills WAPDA Town comparison, let your decision rest on budget, location, plot size, development, possession, commute and paperwork. When you weigh Faisal Hills price against WAPDA Town development, go by what you can see and prove, not by what an advert says. Whichever way you lean, check the exact property and the current authority documents before you pay.
FAQs
Q1: Is Faisal Hills better than WAPDA Town?
Ans: There’s no one answer for everybody. It depends on your budget, location needs, plot size, what you expect from development, possession and your daily commute.
Q2: What is the Faisal Hills WAPDA Town price difference in 2026?
Ans: In the October 2026 listings I read, 10 Marla plots asked PKR 1.1 to 1.25 Crore in Faisal Hills and PKR 47 to 75 Lakh in WAPDA Town.
Q3: Is Faisal Hills RDA approved?
Ans: Faisal Hills falls in an RDA context, and the project says it holds an RDA NOC with partial approvals for some blocks. Until an RDA record confirms it, treat that as the project’s claim.
Q4: What is the Faisal Hills NOC status?
Ans: The project’s NOC page states an RDA NOC and describes the approvals as partial and phased. It publishes no certificate number, date or approved area. So it’s a society claim, and an authority record carries more weight.
Q5: What is the WAPDA Town NOC status?
Ans: WAPDA Town is a registered cooperative society, under No. 1978-81/CRI/B from 1983. Registration isn’t the same as an NOC. The society says its land lies within CDA proposed Sector C-18/19, which isn’t an approval either.
Q6: Where is Faisal Hills Taxila located?
Ans: Faisal Hills sits near Taxila on the GT Road, between Rawalpindi and Islamabad. The project lists N-125 and Quaid Avenue close by, with the M-1 motorway reachable through Test the commute at the hours you’d really travel.
